What is the difference between Gross Yield and Net Yield
Many companies in the property investment space choose to advertise using the Gross Yield. Gross Yield is calculated using the annual rental income divided by the purchase price of the property. On the surface, this can make a deal look very attractive. However, Gross Yield does not take into account the real running costs of owning a property.
The moment you factor in management fees, maintenance, insurance, ground rent, service charges and other ongoing costs, the actual income an investor receives every month is far lower than the advertised Gross Yield figure. This is why relying on Gross Yield alone can be misleading.
Net Yield, on the other hand, paints a true picture. It accounts for all the unavoidable costs that eat into an investor’s returns. This is the figure that shows what you actually receive in your pocket every month.
