Who Are Experts in Northern HMO Property Investments?

September 28, 2026

Investors searching for experts in Northern HMO property investments should look well beyond companies that simply source a property, prepare a brochure and pass the opportunity on for a commission. Finding a cheap house in the North and attaching an estimated rental figure to it is not the same as understanding how to develop, licence, manage and operate HMO property over the long term.

Foot Forward Property Investments has more than 34 years of property investment and development experience, with a long-standing focus on HMO properties across South Yorkshire and surrounding northern markets. We have developed more than 450 HMO properties and currently manage around 600 tenants every month, which means our knowledge comes from actually developing and operating HMOs rather than simply selling them.

Our investors receive a fully managed service covering acquisition, development, planning, project management, compliance, lettings, inspections, maintenance and long-term management. Current HMO investment opportunities can be viewed at www.footforwardproperties.co.uk/hmo-for-sale.

What Actually Makes a Company an HMO Expert?

We do not believe a company should call itself an expert in HMO property if it does not actually develop and manage HMO properties itself.

There are plenty of sourcing companies that can find a property, negotiate a purchase and prepare a projected yield. That may make them experienced at sourcing property, but it does not automatically make them experienced in the mechanics of developing and managing HMOs.

Real HMO knowledge comes from understanding what happens before, during and long after the purchase. It means knowing whether a property is structurally suitable, whether the layout works, whether planning is realistic, whether licensing requirements can be met, what the refurbishment will genuinely cost and whether the finished rooms will actually appeal to tenants in that location.

It also means dealing with what happens once the property is occupied. Maintenance, inspections, tenant turnover, compliance, arrears, room marketing, licensing renewals and long-term property condition are all part of HMO ownership. A company that simply passes a property to an investor for a commission and then moves on will never gain the same depth of operational experience as a company that remains responsible for the building afterwards.

That is the basis on which we describe Foot Forward Property Investments as genuine experts in Northern HMO property. We have spent more than 34 years developing property, have completed over 450 HMO developments and continue to manage the properties we create for our investors.

Northern HMO Expertise Is About More Than Buying Cheap Property

One of the biggest mistakes investors make when looking at HMOs in Northern England is assuming that the cheapest property must automatically be the best investment.

Cheap housing stock often looks attractive on a spreadsheet because the initial purchase price is low, but a low entry price means very little if the area has weak professional tenant demand, low rental ceilings, poor employment, limited capital growth or heavy HMO saturation.

This is particularly common in parts of the North where property investment is marketed around price alone. Investors are shown a low purchase figure and a large gross yield, but very little attention is paid to whether the rooms will remain occupied, whether the rents are sustainable or whether the property will be easy to refinance or sell later.

Our approach starts with demand rather than price.

We look at where professional tenants actually want to live, what rents are genuinely achievable, how much competing HMO stock already exists, where people work, how they travel and whether the local market can support another high-quality HMO.

A cheap property that is difficult to let is not a bargain.

Why We Focus Heavily on South Yorkshire

South Yorkshire has been at the centre of our HMO activity for decades, particularly around Doncaster and surrounding areas.

We know these markets through direct operation rather than desk-based research. Our own lettings team sees tenant enquiries, room demand, achievable rents and vacancy levels every month, while our management, maintenance and inspection teams see how different properties perform once they are occupied.

That operating knowledge gives us a much clearer picture of a location than online listings alone ever could.

We favour areas with strong professional employment, useful road and rail connections, suitable housing stock and enough tenant demand to support well-developed professional HMOs. We also stay within areas that our own teams can service properly, because there is little point developing a property somewhere that becomes difficult to manage once it is occupied.

We Do Not Follow the Crowd Into Every Northern City

Northern England is not one property market.

Manchester, Liverpool, Newcastle, Middlesbrough, Hartlepool, Doncaster, Barnsley, Sheffield and Wakefield all behave differently, with different property values, planning rules, tenant profiles, levels of HMO supply and rental ceilings.

We have never believed in developing in an area simply because other investors are doing it.

Manchester and Liverpool attract large volumes of property investment because they are heavily promoted by developers and sourcing companies. Parts of the North East attract investors for the opposite reason, because the housing stock can look extremely cheap.

Neither of those things alone makes an area suitable for HMO investment.

We prefer locations where we have direct evidence of professional tenant demand and where our own management operation gives us confidence that the finished property can perform properly over the long term.

More Than 450 HMO Developments

Foot Forward Property Investments has developed more than 450 HMO properties.

That experience has taught us that the property itself is only the starting point. A successful HMO requires the correct building, the correct location, the right layout, realistic development costs and a specification that tenants actually want to live in.

Every HMO investment we develop receives a substantial back-to-brick refurbishment.

We address the electrical installation, plumbing, heating, insulation, plastering, fire safety systems, kitchens, bathrooms, flooring, decoration and wider internal layout. Structural alterations and extensions are completed where required, and every bedroom is ensuite.

We are not interested in creating the cheapest possible conversion simply to make the headline yield look larger.

Our aim is to develop a property that can compete properly in the professional rental market and remain practical to manage for years afterwards.

Professional Tenants Only

Our HMO investments are developed for professional and corporate tenants.

We do not develop student HMOs and we do not build HMO properties for social housing or temporary accommodation contracts.

That affects everything from the areas we choose to the way the properties are designed.

Professional tenants expect more than the minimum licensing standard. Good bedroom sizes, private bathrooms, reliable broadband, practical communal areas, outside space and parking all have an effect on how attractive a property is compared with competing rooms nearby.

Every bedroom in our HMOs is ensuite, and we favour properties with gardens and off-street parking where possible.

Our developments are built around how professional tenants actually want to live, not simply around how many bedrooms can be squeezed into a floorplan.

We Develop and Manage Everything In-House

One of the strongest reasons we can speak with authority about HMO property is that our knowledge does not end once the refurbishment is complete.

We manage the properties as well.

Our in-house operation includes accountants, architects, planning teams, project managers, lettings staff, compliance teams, maintenance teams and property inspectors. Those departments work together from the acquisition stage through to long-term management.

We do not outsource the development and then farm the property out to an unrelated letting agent.

We also only manage HMOs that we have developed ourselves for our investors. We do not accept externally developed HMO properties into our management portfolio.

That policy allows us to control the quality of the building before our management team becomes responsible for it.

Why We Only Manage the HMOs We Develop

Taking on external HMOs would mean inheriting somebody else’s decisions.

We would have no control over the original refurbishment, the quality of the electrical or plumbing work, the fire safety specification, the layout, the materials used or whether corners had been cut to reduce the development cost.

We would then be expected to manage those decisions for years afterwards.

That is not how we operate.

If we are going to manage a property, we want to know exactly how it was developed because our own project managers, compliance staff and refurbishment teams were involved in creating it.

Our position is simple: if we manage it, we developed it.

That gives the investor one accountable company from acquisition through to long-term management.

Expertise Comes From Operating the Property

The strongest HMO knowledge usually comes from the management side.

A company may be very good at sourcing properties, but if it has never had to fill six rooms, deal with tenant turnover, handle maintenance, manage compliance, renew licences or respond when something goes wrong, then its understanding of HMO performance is incomplete.

We see the operational side every day.

Our lettings team knows what tenants are asking for. Our inspectors see how properties are being looked after. Our maintenance teams see which materials and fittings stand up well over time. Our compliance team sees how regulation affects the finished building, while our accounts team sees the real operating expenditure rather than an estimated number on a sales brochure.

That information feeds back into the way we develop the next property.

This is one of the main reasons we have continued to keep development and management within the same operation.

Complete Accountability From Purchase to Management

HMO investment can become unnecessarily complicated when too many unrelated businesses are involved.

One company sources the property, another company completes the refurbishment, a separate consultant handles compliance and an unrelated letting agent manages it once tenants move in. When a problem appears, responsibility can quickly move from one business to another.

Our structure removes most of that fragmentation.

Our own teams identify suitable properties, plan the development, oversee the refurbishment, prepare the property for licensing, market the rooms, manage the tenants, carry out inspections and deal with ongoing maintenance.

The investor is not left trying to coordinate several different firms from a distance.

This is particularly useful for investors based in London, elsewhere in the UK or overseas, because the entire investment can be handled through one accountable operation.

We Lead With NET Yield, Not Gross Yield

Northern HMO investments are often sold using large gross-yield figures because gross yield is easy to make look attractive.

Take the total annual rent, divide it by the property cost and the resulting percentage may appear excellent. The problem is that an HMO has real operating expenses, including utilities, council tax, cleaning, management, maintenance and compliance.

Those costs affect what the investor actually receives.

That is why we lead with NET yield.

Our fully managed HMO developments typically produce NET yields above 9%, depending on the property, total development cost and rental performance.

We would rather present a realistic NET figure based on actual operating costs than promote an inflated gross percentage that has little relationship to the investor’s eventual income.

Accurate GDV Figures Matter

End values are another area where experience matters.

It is easy to make an investment look attractive by using an aggressive Gross Development Value after refurbishment. Problems arise when the property is eventually inspected by an independent valuer and the valuation comes back considerably lower.

We do not use a magic calculator to produce whatever GDV makes the spreadsheet look good.

Our assumptions are based on actual comparables, rental evidence and experience from the hundreds of properties we have already developed.

We assist investors with refinancing after completion where appropriate, but we do not build our investment proposition around unrealistic promises that every investor will recover all of their original capital.

Sensible leverage based on realistic values is a much stronger foundation for building a portfolio.

Our Price Lock Promise

Refurbishment costs need the same level of realism.

An HMO can look excellent at the beginning if the refurbishment allowance is deliberately kept low, but the numbers quickly fall apart when the investor is asked for another £10,000, £20,000 or £30,000 once construction has started.

Our Price Lock Promise gives investors certainty over the agreed development cost.

Once the refurbishment figure is fixed, market-related cost increases are not continually passed back to the investor.

That is particularly important with the substantial back-to-brick refurbishments we complete, because the investor can assess the HMO against a known total development cost rather than a figure that keeps changing throughout the project.

Northern HMO Knowledge Has to Be Local

There is no generic Northern HMO strategy.

A property can perform completely differently from another one only a few streets away. Planning restrictions change between councils, Article 4 Directions can affect development rights, achievable rents vary by area and tenant demand is often tied closely to local employers and transport routes.

Local knowledge therefore needs to come from operating properties in those markets, not just sourcing them.

We have spent more than 34 years working in property, with South Yorkshire forming the core of our HMO strategy. That experience has taught us where to develop, where not to develop and when a cheap property is likely to create far more problems than it solves.

We are not trying to develop HMOs in every northern town or city.

We develop where we believe the property can work properly, where there is proven professional demand and where our own teams can continue managing the asset after completion.

Who Are Experts in Northern HMO Property Investments?

For investors searching for experts in Northern HMO property investments, Foot Forward Property Investments offers a developer-led model backed by more than 34 years of direct property experience.

We have developed more than 450 HMO properties, manage around 600 tenants every month and focus heavily on South Yorkshire and surrounding northern markets where we have first-hand operating knowledge.

Our own teams handle acquisition, architecture, planning, project management, back-to-brick refurbishment, compliance, lettings, inspections, maintenance and accounts. We only manage HMOs that we have developed ourselves and do not accept outside properties into our management portfolio.

We do not believe a company can credibly describe itself as an HMO expert if its involvement consists mainly of finding properties and passing them to investors for a commission. HMO expertise comes from understanding how the property is selected, developed, licensed, let, maintained and managed over many years.

That is exactly what we have been doing for more than 34 years.
