What Is Guaranteed Rent, And Just How Guaranteed Is It?

Guaranteed rent is a phrase that gets thrown around far too often these days. You will see it pushed by inexperienced sourcers, deal packagers, course sellers and the usual rent to rent vultures who jump on whatever the latest craze happens to be. The problem is simple. Most of these so called guaranteed rent deals are not guaranteed at all. The leases behind them usually contain easy early exit clauses that allow the tenant guaranteeing the rent to walk away the moment things get difficult, especially if local residents raise concerns about who is being housed in the property.
If you are reading this, you are probably as tired as we are of seeing “5 year FRI guaranteed rent from a social housing provider” plastered across social media. These deals are rarely what they claim to be. Many sourcers do not even check the regulatory implications, the mortgage restrictions or the compliance obligations attached to these agreements. Investors often discover too late that the deal never met lender criteria or legal requirements in the first place.
What We Mean When We Say Secured Income
We do not throw the phrase guaranteed rent around lightly. When we talk about secured income, we mean an income stream that is as close to guaranteed in the real world as possible. We often say the only two things in life that are guaranteed are death and taxes. Everything else needs legal foundation, structure and stability, not buzzwords.
A key difference between us and the operators selling risky guaranteed rent deals is simple. All of our investments are asset backed. They are never loans, never unsecured and never vague promises. The investor owns the property asset from day one. Ownership provides protection, stability and long term value, unlike the unregulated lease backed “guaranteed rent” schemes that offer no real security at all.
Why Our Sector Is Different
The sector we operate in is supported by statute. The government has a legal obligation to provide care for children. A statute is a written law passed by a legislative body. It is not optional. It requires the government to act.
This is completely different from the sectors used in most of the 5 year FRI lease deals you see advertised. There is no statutory duty for the government to house asylum seekers, rough sleepers, domestic abuse victims or many of the tenant groups these operators rely on. These arrangements depend on temporary contracts, discretionary funding and political decisions. They can be cut, reduced or removed at any time.
We are not in the business of scaremongering. Our goal is to help investors understand the difference between secured income and misleading marketing. We have seen countless investors receive their properties back early, in awful condition, after buying into these low quality guaranteed rent deals offered by inexperienced, non compliant sourcers. Anyone can slap a lease on a cheap property and sell it for far too much because the word guaranteed is printed next to it. That is the exact opposite of how we operate.
How Quickly These Deals Collapse
It only takes a change in government, an adjustment in policy or a round of budget cuts for many so called guaranteed income investments to crumble. When the funding source disappears, the provider terminates the lease. When the contract ends, the tenant leaves. When complaints arrive, the operator walks away. That is the underlying risk most investors never get told about.
What we develop operates under a statutory duty. Funding has never been cut, suspended or reduced. It is legally required and has long term stability.
Investors Should Always Be Sceptical
Investors are absolutely right to question anything that sounds too good to be true. Who would not be sceptical of a pop up company offering a room in an apartment block for sixty thousand pounds with a ten year guaranteed income. Always carry out proper due diligence. We welcome it.
