North Of England Property investment
July 10, 2025

As the UK property market continues to evolve, one strategy consistently delivering high returns is HMO (House in Multiple Occupation) investment. At Foot Forward Property Investments, we specialise in sourcing, developing, and managing high-yield HMOs, particularly in the North of England where opportunity meets long-term growth.
Here’s why smart investors are turning their attention north and how Foot Forward is helping them succeed without the stress.
1. Higher Yields Than the South
Property prices in the North of England remain significantly lower than in the South, yet rental demand continues to climb. This creates the ideal environment for strong cash flow and attractive ROI.
In key Northern cities like Sheffield and Doncaster, we regularly see NET yields of over 9.5% percent and NET returns exceeding 17 percent on our fully managed HMO projects. These returns are difficult to match in the South without significantly higher capital outlay.
2. Strong Rental Demand
From university towns to growing employment hubs, the North is full of rental hotspots with consistent tenant demand. Young professionals, NHS staff, and contractors all seek affordable, well-managed shared accommodation.
At Foot Forward, we focus on areas with proven rental demand and stable tenant profiles, helping investors secure fully tenanted, income-generating assets.
3. Ongoing Regeneration and Growth Potential
Northern towns and cities are benefitting from ongoing investment and regeneration, including projects tied to the Northern Powerhouse initiative. Improved infrastructure, transport links, and job creation are driving long-term capital appreciation, especially in areas like Rawmarsh, Rotherham, and Wakefield.
Our team identifies off-market opportunities in these up-and-coming areas, giving our investors a head start on growth.
4. Hands-Off Investment with Expert Guidance
With over 33 years of experience in UK property development, Foot Forward Property Investments provides a fully managed, end-to-end service from sourcing and refurbishing to letting and managing your HMO.
We specialise in back-to-brick refurbishments, ensuring full compliance with fire safety, electrical standards, and HMO licensing regulations. While others may cut corners, we do things properly from day one, delivering durable, high-yielding investments that stand the test of time.
5. Stamp Duty and Tax Advantages
By investing in off-plan or under-refurbishment properties, many of our investors benefit from significant stamp duty savings and structured tax efficiencies. We help investors understand their full financial picture before they commit.
