Every HMO must have a valid Electrical Installation Condition Report. This confirms the property has been inspected and tested by a qualified electrician. The EICR must be renewed at least every five years or sooner if the report states an earlier date. We arrange and renew all EICRs for our investors.

2. PAT Testing

Portable Appliance Testing is strongly recommended for all appliances you provide in the HMO. Many councils also require this as part of their licence conditions. We carry out all PAT testing and keep all records up to date.

3. Fire Detection and Emergency Lighting

Most HMOs require hard wired smoke alarms with battery backup and interconnected systems. Larger HMOs often require full Grade A setups. We install, service and maintain all fire alarm and emergency lighting systems across our portfolio.

4. Fuse Boards and Consumer Units

Old or unsafe fuse boards often fail inspections. A modern consumer unit with RCD protection is usually required to pass an EICR. We ensure all properties meet this standard from day one.
